The Federation of Bangladesh Chambers of Commerce and Industry (FBCCI) has proposed a restructure of the Rajdhani Unnayan Kartripakkha (RAJUK) board with skilled and experienced technical members, which is essential for implementing the Detailed Area Plan (DAP).

The FBCCI made the proposal on Monday when a delegation of the apex trade body met RAJUK Chairman Md Anisur Rahman Miah at his office in the city. The proposal elaborates on the effectiveness of the new DAP to build planned housing and developed capital.

The delegation included FBCCI Senior Vice-President Mostofa Azad Chowdhury Babu, Chairman of the FBCCI Standing Committee on Real Estate and Housing Liakat Ali Bhuiyan and other representatives of this sector.

At the meeting, Mostofa Azad thanked RAJUK for incorporating various plans in the new DAP to ensure a developed city.

He also put forward other proposals including ensuring a sustainable and livable capital, incorporating area-wise data in the DAP, increasing the floor area ratio, constructing multi-storeyed buildings due to the limited amount of land, fixing time frame to get designs for the developers and related parties, and involving REHAB (Real Estate and Housing Association of Bangladesh) in formulating laws/rules on real estate.

The FBCCI senior vice-president pointed out that the proposals have been prepared after extensive discussions with stakeholders, including businesspersons of the housing sector, urban planners, and architects.

RAJUK Chairman Anisur Rahman said any change or transformation faces challenges and thus all changes benefit or affect some people.

He said all the applications of the design received before August 23 this year will be approved as per the previous rules.

The decision will be taken after discussion with the higher authorities regarding developers who signed agreements with the land owners before August 23, he added.

Regarding the building demolition drives by RAJUK at various times, Anisur advised forming a committee under the leadership of the FBCCI in participation of REHAB and Bangladesh Land Developers Association (BLDA) to supervise the private housing management.

DAP Project Director and RAJUK City Planner Md Ashraful Islam said an initiative will be taken to amend the DAP after a detailed discussion with stakeholders for the sake of welfare of the city dwellers and real estate industry.

The DAP gazette notification was published on August 23 this year.
